Hi @Denisse114 I would suggest that you show pics of the exterior of your properties and also do some touch ups on the outside to make them very appealing especially the garden and patio.

Welcome to hosting. I would suggest pictures that show all amenities in the clear. i.e. Don't pull the bathroom curtains all the way. Show the bath tub and faucets and shower area. From experience, if the guest does any damage, you'll have evidence of the condition you presented the space to them. It's hard for Airbnb to gauge who may be in the wrong. We have to keep these things in mind as hosts.

You have a beautiful home. I would add some art to the walls of the room and matching comforters. I don't think you need a professional photographer, these are great. Just retake them letting the natural in. Open the shades.
Include some photos of the amenities and places that guest can do around your area.

You have beautiful homes and apartments. I suggest you post pictures of the entrances and nearby neighborhoods so guests can visualize their arrival and surroundings. You also consider adding photos of people enjoying your spaces, perhaps from a distance or with their backs turned.

Only way to increase listing view is I feel, you need to answer promptly to enquiries you receive.
Then Bnb promotes your listing to the top.
And for your listing details, put yourself in the shoes of Guest. and just think that what all information you need while visiting a place as a guest.
And then you will get all your answers...

Hi Denisse! Great listing! As well as a host, I have stayed in Airbnb's that offer rented rooms with others and here are a few tips based on that experience and what was important to me as a guest:
- Each room having their own mini fridge is a nice 5-star touch. When the house is rented to 2 different groups at once, the fridge can get a little hairy based on group size and preferences. Having a mini fridge allows the guest to have their own items locked in their room without fear of those getting lost, consumed or taken by other guests, on purpose or on accident.
- Storage is important when all you have is 1 room that is truly your own space. Showing the inside of the closets in the photos and even having built in or dropped in storage (you can get on Amazon) would be helpful for guests who are likely going to ask you about this anyway.
- Seeing that you're targeting families, perhaps students who commute to these colleges and those coming in for graduation, and local events, I recommend showing the kitchen amenities in your photos (blender, cutting boards, pots, pans, etc.) Having a photo or two that has the cabinets opened allows the traveler to see what you have in stock, unfortunately not everyone reads and this saves you a message later on!
- Does the house have washer and dryer? I didn't read the listing amenities (lol exhibit A since I was was going fast) though if you do, definitely having a photo of these is important, especially as you're targeting families.
The professional photos will do great, all about lighting and angles! Hope this helps!
