Just curious, what's the regulation for an existing building that's not being renovated? I think the problem for many hosts in NYC is that their building codes may have grandfathered electrical codes and not have required hard-wired smoke & carbon monoxide alarms or allowed the old cloth insulated aluminum wiring, but they may have to do further electrical upgrades if they now have to do hard wire alarms, which will require permits and inspections, and they may not have the resources to meet the requirements.
@Debra300 Generally except where change of use is applied for we don't have to upgrade the electrics etc if a building is not being renovated. That said long term rentals do need electrical safety certificates and some upgrades do seem necessary to get these - I have no idea why the rules are stricter for long term listings than short term.
Now even when our house wasn't technically being renovated, we had some electrical work done and were required to upgrade our fire alarms to mains/interlinked.

Here in Madison, Wi, we have been required to have a zoning number in order to advertise for the last few years. We have to submit to the state every quarter a report of where we have run ads. We are also required to have a host on site each night guests are present. That is quite a problem for people who rent out entire homes and live elsewhere. I have no legal training, but common sense says government does not have a right to tell you what you can publish on public media. I suspect a law suit is in the works.

Airbnb Froze All Host's Days on Our Calendars for All Open Available Short Term Reservations.
We are No Longer Able to Receive Less than a 30 Day Minimum Reservation Request.
And September 5 is just around the corner.
I have been Back and Forth with Endless Paperwork with the New York City Bureaucrats since June 6th
when I Paid my Non-Refundable $149. Dollar Fee To Apply for the Coveted Permit
to Continue with Airbnb.

any update? is it really the end? I had my airbnb inspected by two agents that work for the "mayor's office". they were very pushy and gave me no alternative. after inspecting my listing they took some photos and wrote me a bunch of summons including the lack of class " " alarm system, fire extinguisher etc. so worried and so sad about this situation. you had your place also inspected before?

No one is unless your a hotel which is class B dwelling. I was told that you can have 2 people in YOUR home not a separate unit. We paid the fee and its a non refundable so they took the money and knew we were not going to be approved. NYC SUCKS. The mayor and Gov need to adjust the tenant laws. We are not protected. When I have rented I only have horror Stories. I Hope this works out
