@Tom888 Welcome to hosting! What a lovely spot you live in. In most houses, noise carries between adjacent bedrooms. When family visits, you might not notice it but when paying strangers are next door you have to be careful about noise and you are alert to any noise from the guests. I use a white noise machine to help mask the mutual noise. Not expensive and found in the baby department.
A comment about your listing. If you have a twin bed in addition to the queen bed, you can show it in the listing and you can state one bedroom, 2 beds. Do you have additional fees for the air mattress in the basement? Your description could address that. If you are able to accommodate more than 2 guests, whether there is an extra charge or not, your listing will be seen by a wider range of guest parties if you list the total number possible.
