Additional Guest Charge

Hi there,I am just starting out and my first request is for 5 people when I have only four beds! They are happy to use their own airbed and to pay for the extra person. As they are requesting to stay for a month, the nightly rate for this time has been discounted by 40%. I was wanting $150/week for the extra person,how do I go about doing this? Do I make it $30/night so that with the 40% discount it makes it $150? Hope this isn't a silly question!

Penny - agree the additional cost for the entire period with the guest making the booking. Then, ask them to book and tell them you will then send them a revised price for the new amount. Remind them that as AirBnB charge a 3% booking fee, it will be the total of the new accommodation charge, plus 3%.

 

You then go to Your Reservations, find theirs and click on Change/Cancel. Go to Change and you will see the existing price. Overwrite this with the new price which should be the old price, plus your additional fee for the extra guest, plus any cleaning fee. Do not add the AirBnB service charge as this will be done automatically. Your guest will then need to accept the revised offer - or else you will just be paid the original amount - so make sure they are aware that they need to 'accept' the new price.

Thank you so much for the advice! At this stage they have not replied to some questions I have asked them so I have not preapproved them yet. Chances are ,after all this ,they may have found somewhere else! A little it stressful for the first potential booking!

@Penny55 I have to agree - if you know how much space your place is comfortable for, then allowing extra guests is probably not a great idea (unless you have plenty of additional floor space)
