Additional guest discovered at checkout

I have a town house with four bedrooms that sleeps 7.

I include self check in and self check out so have no need to meet my guests but can meet and greet if they prefer.

I live 1 hrs drive away so this is convenient for me and some guests like the independance.

 

My nightly rate is $149 for up to four people.

There is an additional $50 payable per guest per night over the 4.

If a guest books for two (or up to 4) and commits to the $149 what happens if we find, after check out, that 7 have been staying?

How do I get paid for the additional 3 friends of the primary guest?

Your price per extra guest per night seems too high!  That may be one reason people with a party larger than four might decide to sneak extras in without your knowledge or perhaps avoid booking your place at all. If your extra guest per night price is more reasonable, you may fair better. Ours is $10 extra per night for additional guests after five. When it was at $20 we had a few guests book for five people and show up with more. Since changing it to $10 we notice guests are more forthright with information about their group and the number booked matches the number that show up.

Otherwise this guest and his pals will continue to bounce along the air bnb platform from unsuspecting host to unsuspecting host.
