I'm a superhost. Just got confirmed again for the status. My pricing is moderate. I just logged on to a different browser (without logging on) and searched for 4 guests without a date. I don't show up on the map unless I zoom into my neighborhood. Neither does my next door neighbor who has been a superhost for at least two years longer.
Worse - I'm shown dirt cheap listings but when I put actual dates into the engines - that "6 bedroom house" for $50 a night becomes $268 a night. If I were a family I would be frustrated.
Then I looked at my own settings. I set my minimum listing to be $125/night but $150 on Friday and Saturday nights. That isn't being applied.
So before Airbnb continues on its IPO and changing rules on hosts, they should at least fix the algorithms. I'm getting pretty good bookings but it occurs to me that I'm getting them now, mostly when the ones Airbnb is favoring" are no longer available.
So what are we supposed to do to get seen? List our places at a fake $5 a night for one night? And even if we don't - why aren't we shown on the map with all the cheap (fake) prices hosts are listing near us?
My city is seasonal, so the upcoming Dry Season will be interesting....
I’m not lowering my prices for anyone!
I think you need to write about “the big bad bot that got it wrong.”
I want to see your illustrations....
@Christine615 I wish I knew.
Our listing dropped to the literal last one page 17, despite superhost several quarters in a row, 100% response rate, high acceptance rate, never cancelled, and doing the tricks of logging in, changing wordings on the listing, etc.
We cut the cleaning fee, and dropped the price [we had raised it at the end of last year], and that raised us a little higherm but we're making less money. It's really unfortunate that when you are doing everything airbnb wants you to do, other than listing your place cheaper than the cheapest flea bag motel, you don't get visibility.
