Deposits

Is there any way to reduce the minimum deposit (currently £75). I think that is too high and off putting.  Although I have had mainly wonderful guests  , it seems the  first time Airbnb users are the highest risk. Some dont understand the concept and treat my flat like a hotel, leaving behind dirty dishes, not emptying bins. letting other people stay without asking (or paying!) etc,  despite the house rules clearly asking them not to!.
I wish it was policy that all new Airbnb guests have to pay a deposit until they have 2 or  3 good reviews, thereafter they are treated the same as everyone else...or hosts should be able to take a smaller deposit than the current minimum. What are your thoughts my lovely co hosts?

I think everyone should have a security deposit, it makes claims a tiny bit easier. and the guests that don't want a security deposit are the guests that think they might do damage.

The guests are not actually charged any security deposit when they book, its just a notional figure you can ask the guests for if they damage anything.

Hi Jeff, thank you for your response. I didnt actually realise that the deposit is not charged upfont. That does make a difference...although I dont really understand the point if you dont get money upfront, because you can still claim it through resolution centre. I have had to use the resolution centre a couple of times which has worked well, except I am always given less than I have claimed for  (the guest offers to pay a lower amount) and  as far as I can see, I just have to accept this, as I get a message from Airbnb saying that (lower ) amount has been paid into my account...minus fees too! I still  think the deposit is a bit off putting as I asked around family members and friends and the general concensus was they would prefer to look for somewhere that doesnt take a deposit and they are good decent people. As I said, I have been very lucky and 95% of my guests have been fantastic , nearly always leaving the place spotless...but it seems to be the first timers who are less than considerate. Hopefully, Airbnb might address this at some point . Thanks again and happy hosting! Irene
