Forced Cancellation by host

I have just learned of rule changes in the community in which my home is located.  The new rules allow only for rentals of 30 days or more.  I want to continue hosting, and I certainly want to do right by all concerned.  I need to cancel several bookings to be in compiance with association rules.  Not sure how to go forward.

Make sure you set your minimum stay to 30 days

 

1. go to “calendar" view

2. go to top right of screen and click on "Availability settings"

3. click on "reservation preferences"

4. go to the fourth option "minimum stay" and change it to 30 days

Thanks so much. I made sure to do that as soon as I found out. I only worry about the bookings I will need to cancel, and the repercussions of doing so.

The same thing just happened to me. The condo association forced us to end short term rental.

I had to cancel 4 bookings and Airbnb charged me 4x$50 as penalty.

I read in the rules that the first cancellation is forgiven so Airbnb should refund me at least $50.

As far as I am concern, when extenuating circumstances, such as being forced to cancelled, there should not be any penalty whatsoever. Really disapointed and I cannot find any Airbnb phone number to explain.

Being in our 80's and hosting a large 16+ facility, we have decided to put our place on the market.  But we have many reservations for 2019 already.   We hate to cancel them because we may have difficulty selling in the next few months, and don't want to cancel any guests until we have to leave.   Could we find possible buyers through Air that would like to buy our facility and continue the hosting?   Or should we cancel impending reservations and block out the rest of our calendar?
