Guest Ratings

How many of you feel that the rating system is highly subjective.  Especially the Categories of Value and Location.

 

Example:  Guest wrote me outstanding revue.  Told me it was the best BNB that they had ever stayed in and that they travel globally.

Then rated me at 4 Stars overall.    As part of our customer program we follow up with each Guest to get their feedback.  When I asked this Guest the reason for the 4 Stars and not 5 Stars they told me that they never give anyone more than 4 Stars; not even Four Season Resorts.  

 

When I explained  the way that Airbnb uses the Star rating she apologized and asked if she could go back and change it.  Of course there isn't but as I told her not to worry about that.  I only asked so that I know what I did not to achieve 5 Stars so that I wouldn't keep doing it.

Another Guest told me that they had booked a real nice house for a real low price.  But four days before their booking it was cancelled.  Then when they were looking for another BNB they said that the place had been relisted at three times the price they had paid.  I figure this had something to do with Airbnb's algorithm to increase bookings.  I don't use it because it always pushes my rates way below what I feel is a fair price based on value of our seasonal market price.  I think it is faulted that it cannot compare BNB's equally in a market and get a fair value for anything but lower end units.

 

Again they gave me a great writeup but when it came to ratings they hit me at 4 Stars for Value.  On follow up they informed me that they had lowered this value because the other place they had booked (this is the one that cancelled out and relisted higher) had been a better price.  ?????

Last Season, unannounced, working on our North/South runway to accommodate larger aircraft.  It seems more tourist are coming to Alaska and we needed to be able to accommodate larger aircraft.  As a result, the airport began rerouting all departures to be flown over a variable flight pattern so that all of Anchorage gets to enjoy the sound of jet engines from 4 a.m. to 2 a.m. and not just one pattern.

 

Again, a great writeup but 4 Stars on Location.  The reason:  The noise.  ?????

 

I am sure that I am not the only one who experiences this kind of logic. ----

I have since started explaining the value of the Star Ratings to me.  

 

I am going to send in feedback about this and if this is not just a problem for me then I encourage you to do so also.

Surveys or reviews have inherent flaws no matter whether for product, service or opinion.   However the greatest flaw in this means of getting feedback is that people pay too much attention and too close attention.  These feedback systems are based on the idea that there is a critical number of responses needed and overall feedback will be useful.

 

Air BNB makes a huge mistake in using too small a number of reviews to make decisions about SH status and even whether to suspend a listing or not.  Air BNB hosts also make the same mistake because they feel forced to.  

 

Definitely agree with your assessment of the review system on Air BNB but it is not that every guest as a built in bias but that Air BNB uses the review system incorrectly.
