I have a guest that we enjoy hosting and has visited a few times over the years. The guest had a booking for last November but was unableto come and he asked for a change of dates rather than cancel. We were happy with that and the date was amended to November 2019...
I contacted the guest earlier today to check that he was still coming as we had a request for the same November dates from another guest. As he was unsure we agreed that he could cancel and he would get a full refund. The guest cancelled the booking.
We should have just been able to give him a refund but he had opened a resolution request. We have agreed to pay but airbnb say that the amount will be deducted from our next payment. As we wouldnt have recieved anything from the guest till November of this year it seems that it is unfair for us to pay anything from this months income.
Is this right?
Does a guest requesting a resolution effect us?

Please be aware that your guest could have only paid a 50% deposit with the balance due 10 days before arrival. If you send a full refund, the guest might not pay the balance when its due and you end up 50% out of pocket.
Do not refund any money without speaking to airbnb.
