How to explain additional guest fee?

I have a new booking who is going to be a pain, I already know this based on her constant questions before booking. Now she wants an explaination of the extra guest fee. I charge $20 per person over 8. Her group is 9. She doesn't understand things very quickly. Help!

They check in later today we will see what time they show up. Got this last night. This stay can not end soon enough. Still can't figure out who "Love" is lol...

 

Guest: Love , I saw that you provide a 10% discount for active military, do you provide any for retired military?

 

Me: XXXX,
We only offer an active military discount. We cater to active military families as I have a daughter in Kiwait with the Marines and my partner has a grandson in the Coast Guard. We do BMT graduations for Lackland Air Force Base, Fort Sam Houston Naval Base and Fort Kelly Army Base at a 10% discount. We also do active military weddings at a 10% discount and donate 1 week a year free to a Wounded Warrior family, but do not give discounts to retired military. Sorry.

After we did not answer her question about early check in as I mention, three of them arrived at 2:00 and let themselves in without permission, check in is 4:00. Then she messaged the WiFi code isn't working at 2:15. Then all three went into the yard and were scoping things out for over 20 minutes before going back inside. With hands pointing to various things like the two other picnic tables by the bridal garden. There is already outdoor seating for 12 at the Guest house. They are only a party of nine. Looks to be party setup ideas from the hand motions. It's a fricking 104 degrees outside right now. I don't think they noticed my son or myself yet roaming the property. Another vehicle arrived at 3:15 with 3 more adults. So we're at the 6 adults listed only 3  children left. I wonder how old the child driving the next car will be lol...

@Letitia0  How long are these guests staying?  Could be in for a rough ride.  I really do hope things go well.  Fingers crossed.........

I just want to remind You of this:

 

When You start a new thread first You're landing on a page „All discussion rooms“ that shows a selection of departments You can open Your thread in. The most popular I think are „hosting“ and „help“. These are open discussion rooms. All guests can read in these rooms – so can Your guests that have just checked in.

 

If You don't want Your guests to read Your stories, use the room „host circle“ with a lock on it. Threads in this room can only be read by hosts.

 

If You enter the CC in the morning when You day starts, You will see that some threads do not show, as they are in „host circle“. As soon as You log in with Your host identity, they do show.

 

@Ute0 Thanks for the heads up. I posted on AirBnB because they booked through HA/VRBO. I did not post anything on the HA community just for the reason you mentioned.

So how is it all going? I’m curious to see what kind of shanannagins these people are trying to pull. Hope all is going well with this group. Stressful groups like this are the worst!

After we made it very clear we lived on the property her whole attitude changed. Well, we ended up with only 1 issue of her saying they had no washcloths. Hello, 24 bath towels, 24 hand towels, 24 washcloths, 12 bath mats, 12 beach towels and 12 makeup washcloths. We gave her another 10, turns out she though our washcloths were hand/finger towels because we have luxury ones that are larger than normal. 

 

I am still Love, lol. After her check out we were stunned the place was as clean as we gave it to her. This was our last conversation:

 

Guest: Love, thank you so very much for everything. It was perfect.

 

Me: Good evening XXXX, 
I'd like to thank you personally we have never had a guest wash the towels or strip the beds before. You must be old school renters like me. It saved us a lot of time. I wll be refunding you $40 for your doing so, since my cleaner charged me that much less for your clean up stay. I am so glad you enjoyed your stay with us, we are trying to make it a good experience for all our renters. I was an early renter of vacation rentals and tried to add all the things I wanted as one to our rental. Please keep us in mind for future visits to the area.

funny story. What can I say -They just love You.

 

Here in Germany we have a saying: Not until it's over You know how it has been.

 

But it isn't over yet, we still need to read the review they will give You.

The owner is very personable and accommodating. The home has everything you need and want. If you don't have it contact the owner and she'll have it there within minutes. The setting is just right if you don't want to be in the city but just close enough. It was perfect for us.
