The below listing stated that for stays greater than 30 days that her realtor would need to draft up a rental agreement ($50 fee). She also said that for stays greater than 30 days that I would need to pay the utilities which she would provide the bill. Is a rental agreement typically needed for stays longer than 30 days?
more than 28 nights = long term rental = tenants with tenant rights
Some hosts want to be protected so they require a contract, security deposit etc... they also charge utilities separately to protect themselves from utility overuse and high bills.
Airbnb is not the perfect platform for long term rent so many hosts limits max stay to less than 28 nights (we have max of 15 nights)
Some host do ask for contracts for longer stays. Just make sure she charges you on airbnb, don't make a payment outside the system. Tell her so send you a money request through airbnb for extras.
