We're brand new to hosting and we'd hope some knowledgeable folks would take a look at our listing?
(I know new pictures are in order. I would have done this already - but we have someone staying until middle of August.)

@Casey150 RIght off the bat...if you want to keep "Parties & Events Allowed" as a policy, you had better be aware of the fact that you're not getting a dime from Airbnb when more people than booked turn up and destroy your property. If you'd like to rent your cottage for events, you are far better off using a specialized site for that - one that allows you to control the deposit - and keep Airbnb just for short-term nightly accommodation.

@Casey150 You should make the captions more informative, like XX view from XX side of the cottage, road to the cottage, golf course is XX miles away, etc. Is that your private pond? Say so!
You need more photos inside, I don't see a bed or a bedroom, and they need to be brighter. And this is my personal prejudice, but window boxes with some pretty trailing flowers would give you a nice wow factor, and in Arkansas, they might last Spring to Fall. You could also consider adding an outside patio set unless you purposely do not have that because you don't want to encourage hanging out outside since you live near by.

You might think about listing what you provide. Like pots and pans, toaster, coffee maker, extra blankets, etc. Not all will read it but some will. This will not only be more appealing to those interested in booking with you, but will also save you having to answer those same questions over and over. I also did not notice a check out time. You will want that or some will take advantage and stay all day.

- This is the first thing I see when I look at your listing...... Lot of leaves. The 5 pictures that headline your page are the main thing that will capture people. Keep one of the leaves and the other 4 of the rooms inside.
- Your profile is blank. I see that you live close by and will likely meet your guests. If I was a guest I'd want to know a little bit about you. Try to attach your personality to your profile.
- I would try to market your listing to couples or families who want to spend time outdoors on 10 acres of natural beauty. Use words like seduled, quiet, peaceful, nature, etc (if this is true.) Put more emphasis on the fishing, walking, exploring the pond, etc. You definitely need more photos of the inside but the outside is beautiful so really show people all that they are getting.
