Listing single bedrooms with shared common area, during weekdays.

I just listed a property with 4 bed and 3 baths on a small lake. Has anyone listed single bedrooms with shared common areas. If so, what is your experience?

@Marie1743 In most cases, the nightly rate of entire house are more than the combined total of each bedroom rented separately with common shared spaces.

 

i just looked into your listings. Your listings are in Lake Tahoe. Most people go there for vacation. And they normally go there in family or a group. It is probably more suitable for entire house renting.

 

If it is a 4-bedroom house in a big city, more likely guests are those business travelers. They may just need a room. Separate listings for each room are more suitable in this case.

 

Or a combination of entire house listing with individual room listings have linked calendars.

I agree it looks like you are more of a holiday destination @Marie1743 . Why are you considering letting out single bedrooms? Do you feel there is a market for it where your listing is based? What are your plans for how you are going to ensure communal areas are kept cleans and rules enforced around late night noise/use of kitchen space etc.
