Hi Robert! I am a cohost! unfortunately not near Lake Tahoe but I also own the turnover cleaning service here in Alabama so maybe I can help give you some insight.
To cohost, (similar to property management but SO MUCH MORE WORK) I typically handle the listing from start to finish and we profit share revenue at the end of each month. for 5 cabins I would typically split 70(you)/30(me) if they were already furnished. And do a 50/50 split if I had to furnish.
You would be responsile for the bill for linens, and restocking of paper products and toiletries. (the cleaning service does the actual restocking.)
As for cleaning fees, it would be determind by number of beds and square foot measurements of the home. but it sounds like they are split up.
so 2 bedroom cabin depending on sf would be from $125 and 1 bedroom cabins depending on sf would start at $95 it also depends on the number of bathrooms.
I have cleaned a ton of rentals and I can tell you that owners have a very different definition of small than I do. hahaha
in conclusion. the answer to your questions is, it depends.
Let me know if you would like to dig any deeper into those subjects as I am finding a lot of people have difficulty with these areas of an airbnb business. I am happy to help!
