Occupancy rate calculation

How does the occupancy rate calculation work.  For example, I look at bookings for June and all but 8 days are booked.  However, my progress chart states a 40% occupancy rate.  By my calculation, it should be closer to a 73% occupancy.  Am I missing something in how this is calculated?

Same problem here. For March, we had 31 nights booked, but my progress shows that we were 50% occupancy and 27 nights in February... 47% occupancy. Clearly something is off... makes me wonder about the rest of their calculations!
