Hello, I am contacting you in regards my booking ID HMABXEPWE5. The guest booked since May and stated there is 4 adults traveling. Yesterday he contacted me saying he could not get a sitter and now he intend to bring his 3 kids and the wife when this is not possible for this property. #1 the Max. occupancy is 4 and #2 this property do not accept kids under 12 years old as clearly stated in my rules and the home description.
I have read his other reviews and have a feeling that he will be a problematic guest. I have staff for check in as well as the cleaning crew that will let me know in case he shows up with kids. I will NOT allow him to check in if he brings the kids.
I have already suggested to just cancel booking and find an alternative place where he can actually bring the kids. He said no as he does not want to pay the penalty for cancelling the booking.
This is just for your information, is there anything you could advise me as of how to handle this possible problem coming my way?

Emphasise this is a last minute change in arrangements by the guest.
It doesn't matter whether or not he wants to pay the cancellation policy. It is him that is changing the arrangements not you. He has blocked out the dates since May and it will be difficult to get a last minute booking.
Confirm in writing to the guest that unfortunately his last minute change in arrangements means that the property he booked in May for him and his wife is no longer suitable as you cannot accept children or more than four in the property and that he will need to cancel and find an alternative place.
@Yazmin20 , i just hope all conversations were through the ABB messaging system, if so i would call ABB support, and explain to them you are worried as guests want to bring children under 12 and your house is not safe/suitable for kids. And ask them to call the guests and make sure he respected no clldren policy as nbre of guests policy. So in case after that the guests still bring kids u can ask ur staff not to let them inside and u will have a record on ABB.
