Hi everyone! I am just seeking some advice. I have put my flat on Airbnb as a shared apartment. For the past couple of weeks and the coming weeks to come I have one older man who has booked up all of those dates. He visits Monday-Friday as he is working in the area and I believe my listing is convenient for him. However, it has got to a point where I am feeling quite uncomfortable- and he is beginning to feel more like a flat mate!! At night I am really disrupted by his loud snoring and coughing. I always accept his reservations as he forward books while he is on his current stay. So I feel very backed into a corner and unable to decline!
I also have reason to believe he is entering my bedroom when i am not present (however, i have no concrete evidence of this - only my bedroom door being ajar when I make sure to close it when I leave) I am however investing in a lock on my door this week.
Should I just put my foot down and decline his next reservation request? Or is there a way Airbnb can block him from booking at my listing? (Maybe slightly extreme ...)
Have any of you experienced this? Advice is very welcome!
Thank you!!
@Natasha, if I were you I would block off some random future days in your calendar. Tell this man that you have other commitments/bookings so this means he can no longer book a consecutive week Monday-Friday, unfortunately. This may pose as a big inconvenience for him and he could start to look elsewhere.
Yes!! This a great idea.
@Natasha172 I am glad to hear you are having a lock on your bedroom door.
I have one and make sure I leave my laptop and other valuables locked in my bedroom when I am out.
I agree just block out the Monday-Friday for a few weeks.
@Natasha172 My solution was to buy 10 years old laptop. People are affraid to touch it.
Increase your price by 50% and see if he still wants to stay, he likes the place so much.
does he leave reviews, this could become a problem for additionally if he does not.
I had the same experience last year! And I was happy for it as the man booked all days from Monday to Friday in low season= I should say you are lucky with him, but if you feel unsecure - just block some days from the next two weeks=
Have a look at hosts near your property - are all their days booked? If not, you are the lucky one, and what else you can do - is not only put a key to your own room, but also talk to your guest, and tell him that you have to raise the price a bit, ask him if he would still be willing to rent - if not, start negotiating how much more can he pay= Make sure to receive a review for each stay!!!
Thanks for this perspective Lilly - You are right, he is booking all my low season dates and other hosts which I have checked on have had a quiet Jan & Feb. So I’m that respect I am happy.
I am going to raise my price slightly and block days for the next 2/3 weeks as maybe all I need is some space for a while.
Thank you for the feedback!!
