Hi everyone,
So recently I turned on Smart Pricing and its been great for the last 3 weeks or so. Here in Calgary, we have a huge event called Calgary Stampede in July, which can send the average nightly rate on Airbnb from $80 to over $200 for those 2 weeks. We had originally blocked off the month of July as we know prices would increase. As a curiosity, we had open July to see what the Smart Pricing would do. I didn't expect it to reflect seasonal changes so the price for 8-15 July (Stampede timing) for $100 a night (normal average pricing).
Afterwards, we had set the pricing for those 2 weeks of Stampede to $199 a night to override Smart Pricing for that time period. Well... we just had guest Instant Book for $100 a night for July 8-10... So our custom pricing did not override Smart Pricing. But then we had another guest book during the time period and got charged the override amount we set.
Could I get someone from Airbnb to look into this, and see what's going on? I do appreciate the convenience of Smart Pricing but I really would not like Airbnb to dictate what prices I can when I choose so otherwise.. If its a bug, lets work out how to go around it
Have you contacted Airbnb about this?
Hi Ed,
No I haven't as I didn't wish to go through the Resolution Centre for something that wasn't the guest's fault. Is there another way to contact them?
Question: in and out of season pricing; if a guest books way in advance of their booking during off season pricing , does the smart pricing adjust the cost for the reservation during peak season? How do we get the correct price for weeks at a time if it doesn't adjust??
