Hi, I have rented out a double room the fifth time now but the last ratings seem so unfair that I would like to remove my ad. Feel so uncomfortable. The last three rate the property location a four. We live alongside a main road and I clearly stated that in my advertisement. However, we have a garden around the house and you can sleep well in the front and side room.The last three guests gave it a four so this way I can never maintain my four stars. Why don't they just choose another home if they don't like the location? ( you have to cross the street or take a few side streets to hike/bike in open green space, lots of meadows, forest etc)
The other thing is that those people seem to expect a very luxurious hotel because they critised that guests have to share the downstairs rooms. That couple rated us with a 3 because of it but we are not running a hotel. We welcome friendly, kindred spirit who understand the philosopy of Airbnb. Am I wrong?
@Mirèse0 You can easily delist your property. Go to manage calendar and on the left side you will see options and at the bottom is a box with Listed in it. Click on it and select delist.
However you could look at the guest feedback and either make changes that are under your control or look at how you are marketing and describing your listing. I think my high ratings are related to how closely guest expectations are met, so I have managed guest expectations.
You might have others look at your listing, send the URL to them, and ask for feedback. Be careful not to be discouraged as it is a learning curve for all of us.

I have already changed/updated the description of our family home ( put it more details, more info about location) and added photos. The Spanish guest that stayed here last night was a delight to socialise with. Hope we will meet other nice guests like him in the future.

So many are now new to AirBnB and rate according to non house rules criteria and we can't challenge.Eg, my last guest gave a glowing report in response to everything, saying how much she wanted to stay on/come back etc but rated it 4* as 'although the bedroom and bathroom were spotlessly clean the kitchen was untidy' TO WHICH SHE SHOULD HAVE HAD NO ACCESS, AS CLEARLY STATED.As I'm new to this, this brings my 5* ratings (from the previous 4) down. I should be able to challenge, surely?
@Mirèse I think you are on to something important here as AirBnB now market themselves not as a community but as a room booking service so most of the bookings I have had since starting a few months ago are new to the site. I really welcome people into my home but I am not a cheap boarding house! They encourage critical and could do better comments - fine, need to know - but don't say that any score less than 5* will be held as 'inadequate' by the site stats. If I got 4* on one of 5 areas then my overall score should be 4x5* + 1x4*, =24/25 right? Wrong - it's a 4* and no appeal. AirBnB *must* change this.
The thing is that they don't care...
Many Guests do not understand that AirBnB is a 5 Star system and anything else is a minus. Might help to mention this to new guests so they know how things work.
