checkout time

Hi Community we are fully booked for a few weeks with 4 guests staying for just one night each successive night.  I need to turn the apartment around each day and need guests to leave by the checkout time which is 10 am. At what time of the morning would it be appropriate to text or phone guests as a reminder to adhere to the checkout time.  I am doing this around 10.15.  They then of course still have to pack up and leave. Guests receive a personalised page of things they would need to know about the apartment on arrival, some local knowledge and at the bottom it says checkout is 10 am please plus this time is on my listing.

10am is pretty early for check out, but since you've decided it works for you, I'd put that there is a strict 10am check out in your house rules and then mention it again in your "interaction with guests" section.  This will not help your current guest situation since you have already agreed to everything for these reservations but it could help for a future situation. Personally, I'd make sure that I email them the day before with check in and check out details and explain that you have to turn the house for the next guests so it is really important to be on time.

I realize you check out time is to help your turn around but I wouldn't book a place with a 10am check out. Industry standard seems to be noon with a 2 pm check in giving you a 2 hour window for turnover.

@Anne320 You say that your checkout time is 10am, but that you contact then at 10:15 to remind them. That seems odd. I would contact them (via, preferably, the built-in AirBnB messaging system, at leats 12 hours before to "remind" them of the check-out time (perhaps using a polite reminder tone of voice). Then I would show up at 9:55 with my cleaning supplies, physically reminding them that they have 5 minutes to clear the joint.

All that said, I second what others here have said, that 10am is a quite early checkout time. Make it more like noon, 11am at the earliest. Make your checkin time 3pm if you can, 2pm at the earliest.

Our checkout is listed as noon. Our checkin is listed as 3pm. It takes us about 90-120 minutes to clean and prep, so we basically have about an hour's leeway to get the place ready. That extra hour (rarely needed) lets us message the incoming guest that they can "check in early", which is always a generator of goodwill.

I looked around to see what was common in my area, seemed to be split between 10am and 11am.

 

In practice I have very few people who are that late leaving.

 

So if I needed access at 10am to clean etc I would be there at 10am. Yous listing shows very clearly what time they need to be gone by, I have never reminded anybody of such a time, never felt the need.

I also have a 10am check out time. I have two rental apartments and in the high season there are days when I have a check out and check in for both apartments in the same day which is quite a rush.

 

Besides renting, my family and I all work full time and in shifts so a window of 5 hours (check in time is at 3 pm) gives us just enough time to prepare everything for next guests (assuming that they check out on time). We do the cleaning by ourselves.

 

Although it is written in the listing, I message all of my guests a few days before arrival with instructions on how to arrive and their estimated arrival time. I also repeat the check in and out times.

 

A day before departure we contact them with instructions on what to do with the keys and also ask about their planned check out time.

It all depends on the situation - some leave early or on time, some request a later check out. We try to accommodate as much as possible, especially if we dont have anyone coming that day or we know that the next guest will be coming much later in the day.

 

If later check out is not possible, then sorry,  we have guests arriving in a few hours and we need to prepare the space to meet all the highest hosting standards so the next guests would be satisfied.

I havent had a guest that didnt understand this.
