Help requested re early departure and refund request

Hi, we had a guest check in today and then say that they were leaving early (they were booked for 2 nights) as our driveway is made of dirt and they were worried this would invalidate their car hire agreement. We offerred for them to park their car at the top of the driveway and suggested they then walk down or call us for a lift but they said it was too far (it is a rural property and the driveway is about 500m). So they left and now want a full refund. I do not think this is a reasonable request but am interested to hear what others think.

It is well explained in your description - not really your fault they did not read it.  I think the full refund request is very unreasonable - I would not refund anything at all.  

I agree...no refund.

I would not refund at all.  What a ridiculous excuse as well.  Does that even make sense?  I have not read a car rental agreement in a long time but would be surprised if they said the rental car cannot be driven on dirt.

 

I would encourage you to try and get the guest to cancel the reservation so then they will not have an opportunity to review you.  If you are not going to offer a refund, you may give you a "payback" review.

Some car rentals have a clauses like no gravel roads, no ferries etc.  just so they can charge you some additional insurance.

I have actually added the description about the driveway since this incident so am not sure if that changes anything. However we have had all manner of cars from corollas to 14 tonne trucks navigate our drive successfully and never had any comment or complaint from anyone so I think it's their issue alone

I've done some research and some car hire agreements stipulate no driving on dirt roads however a driveway is not technically a road and even if it is, surely it's not my responsibility as a host to make sure my property suites the terms of their rental agreement? I also feel we offered two viable solutions RE parking at the top but they were adamant they did not want to walk....

The guest cancelled the reservation so no bad review can be given. As the cancellation was outside the notice period I get a 100% of the fee, unless I decide to issue a refund.

 

 I spoke to several car rental companies and the majority said that driving down a dirt driveway was acceptable if that was the only way to gain access to the property.  I have requested proof of the guest's rental agreement stating they can't drive down the driveway but none has been produced.

 

The Airbnb help centre was not awfully helpful in this instance, labelling it as a 'miscommunication'. I don't think there was any miscommunication at all. The guest never asked about the driveway and I am not psychic. Both my husband and I feel that they were looking for a way out. They did not seem impressed with the property from the beginning and were not prepared to take up any of the offers of assistance I suggested, which included me ferrying them up and down the driveway to their car.

 

I am thinking no refund but if I get solid proof then perhaps I will consider 25% although when you come into my home and have norhing nice to say, it doesn't bode well for generosity on my behalf.

A made up story if I ever heard one - I would suggest that they send you a copy of the car rental agreement so that you can discuss it with AirBnB. I will bet you won't hear from them again.

That is the most ridiculous reason to ask for a refund as I have ever heard. Do not refund, and every guest with a shady excuse who ask for a refund to contact Airbnb. Then you call Airbnb right away and let them know you will not refund beyond your cancelation policy, only.

Do let them set you back, keep on with your happy hosting!

Oops - meant to write Do Not let them set you back - keep on happy hosting. Only agree to refund under extenuating circumstances and always have guests work out the refund thru Airbnb so you don't over-pay with a refund.

Darn!!! Somehow I think I accidently hit the "submit refund ' button and now a ful refund has been issued!!! Anyone know how I check and get it reversed?

I think you are out of luck as I am sure I saw somewhere that once a refund is approved, there is no way to reverse. So sorry!
