Hi all,
Someone is interested in renting my property in Cali, Colombia, for an entire year. Are there any repercussions to renting out the place for such a long period? As an example, what happens if during this period a payment to Airbnb is declined? Would Airbnb intervene in case the tenant needs to be removed? Of course, I hope none of these bad scenarios will happen, but I figured I should ask before accepting the offer. Have you rented long term? Did you do anything differently?

I am not familiar with the laws in Columbia that are for long term rentals, but I suggest you find out what are your rights as a landlord. Also, Air BNB collects the payment monthly with the first payout 24 hours after check in and monhtly thereafter. I recommend you also have a substantial security deposit in case it takes time to get a non-paying or destructive tenant out of your home. It is also recommended that you have a separate rental agreement. An alternative would be to have successive monthly bookings instead of a year lease.

I would make sure the cancellation policy is on strict, if it is flexible the tenant can leave with one day's notice. With strict, you can offer a refund off your own bat but with negotiations. You will not be left high and dry.
I woudl be very leary of long term leases. At least her ein the USA the rules are very different for long term leases than short term (<30 day stays) and the the renter may be eligible legal protections well outside of AirBNB policies.
What I woudl suggest if everyon is amenable woudl be for you to agee to block teh calendr for the full year if they agree to book a one month stay so you can both be certain that its a god fit and do that through AirBNB so they get thier finder fee. Then I would exedute a proper long term lease that meets your local rules and offers you the right protecation as a landlord. (I don't think your a host any more after a month) and work out a normal First month, Last Month and security depsit.
Another reason do this is AirBNB appears to be notorialsly BAD in honoring host security deposit claims. i'd rather have the money and be able to negotate how much give back and when.
One real bad "repercussion" could be that you are stuck with an idiot for a year!
