Looking to become a host.

Hi All, I am looking to potentially become a host and am open to all the tips/advice I can receive. I live in Metro Detroit and am looking to host out of either a condo in downtown Detroit (high rise building) or maybe a smaller city like Royal Oak and a smaller condo (3 floors tops).  One thing I have been seeing with the Detroit properties are that they are reasonable prices, but the monthly HOA fees are quite steep (between $600-$700).

Two questions here: Do high HOA fees impact your decision making when looking at potential properties? Also, do high rise buildings impact your decision as well? I know not all cities are the same and this probably varies. Any help is greatly appreciated!!
