I have a question. I have a listing that can host max 4. Every head above 2 costs a bid extra. I have guests that made a booking for 2 but they are 3. With out any notification or communication regarding that, and obviously not pad for the extra head. What to do in this kind of a matter? Shall I leave this unnoticed? Is it possible to make the charges for the 3rd person?

First, has the guest already checked in?
Make sure your addl guest fee is correct on your calendar.
Then go ahead and contact the guest and politely state perhaps they make a mistake and listed only 2 guests on their reservation instead of 3? (it could be an honest mistake but I doubt it). Ask them to send a reservation change to 3 guests instead of 2. Mention you will receive a notice from Airbnb they are changing the number of guests. Airbnb suggests you have the guest do this to avoid issues later.
Something like:
"Hope you're enjoying your stay! 😊
We see that perhaps you mistakenly didn't list all guests staying at the property in your original reservation? Your original reservation was for (2) guests and it appears there are (3) guests staying. Per Airbnb policies and our house rules, all guests staying must be listed on the reservation.
Please update your reservation to (3) guests. Airbnb will notify us of your change and we can accept that and you'll be all set. Here is how to make a reservation change in the App:
- Tap Trips Tab (bottom of screen)
- Tap photo of Listing
- Scroll down to Change Reservation
Having an addl guest fee after only the 2nd guest is just an invitation for people to try and sneak in unregistered guests. To avoid guests trying to to do this, I recommend to my Host clients they eliminate any addl guest fees and and just price their nightly rate to what it should be for 4 guests and avoid the whole situation. Having to constantly monitor people sneaking in guests is a pain and It could lead to a negative review, which these days is almost impossible to remove.
