Guests who never leave a five star review?

A while back I was talking to a client, who has booked airbnb for the first time. She mentioned to me that she would never leave a five star review because “nothing can be that perfect.” After explaining how important reviews are to hosts, I refused to let her book my room when she visits Brighton later this year.

 

She went ahead with her planned trip, and sure enough gave the Host four stars. The host gave her the same rating, and in his private feedback explained that ...”No guest can be that perfect.”

 

She remembers saying she doesn’t give five star ratings to the host, but is very angry not to get one herself! So angry that she asked how to contact airbnb and get the rating removed! According to her, she was an “exemplary guest!”

@Paul-And-Tracey0 How horrible and how dispiriting. I'm sorry that happened. Where's the gratitude from them for finding accommodation at all? Sympathies xx

I AM BEGINNING TO DISLIKE THE GUESTS THAT I OFFER FREEBEES TO .   WINE AND SNACKS.

 

A RECENT GUEST BROKE INTO MY STEREO  AT 2:45 AM AND WOKE EVERYONE UP IN THE COMPOUND AND THEN DECIDED IT WOULD BE FUN TO ACCUSE ME OF HAVING VIDEO CAMERA'S AND OTHER RECORDING DEVICES IN AND OUTSIDE THE PROPERTY.  I HAVE NEVER HAD ANY OF THESE THING.

 

AIR B N B  TOOK MY $190  and put a hold on my account without telling me.   Now during spring rush I am dead in the water.     super Kafka     not a happy camper.

I dont understand these guests certain guests that leave 4 star reviews, i have realised after 280 reviews in the space of 360 days im on 4.5 star, im not and repeat Not racist of any kind, but 80% of the 4stars i have received have come from the indian guests that dont follow any of your house rules e.g take your food and after cooking/eating rubbish to the bins outside! So reduces smells for next day guests, but no they never do and then give you a 4star for a lovely big city center 2 bedroomed luxury apartment WITH free underground secure parking for four guest (sometimes bring the whole family) only paying e.g  60pound a night  thats 15 pound each!!!!! And complain saying wasnt enough plates and no pepper!!!!

I never had Indian guests, though we have many Indian tourists in my city. My place is expensive for them. Maybe you can raise the price, if you can...

4’s drive me crazy too!! Or issues like the guy who left a 4 on cleanliness.... really!! WHat did he find and why wasn’t I told as I clearly say on my Welcome posted to let us know if there are ANY issues!! One 4 that really bothered me was a young couple from Texas whom we welcomed into our home, babysat their two year old so they could have a night out and bent over backwards to ensure they had a wonderful time in late fall. They had glowing things to say, including they will be back and tell their friends- but gave us a 4!!! I also get upset when people complain about not being able to see the water... our description clearly says “nestled in the trees”....  We do not get many unsatisfied and I take it too personally, but we love being Superhosts and try to go over and above for everyone!

I agree Glenda. I had one lady (on her own) say how it was the best AirBnb she'd ever stayed at and then gave me 4* for value! This guest asked if I knew anywhere she could hire a guitar. I rang around and couldn't find this service nearby so reluctantly (she wanted to take it to the beach to play it) lent her my husband's beautiful Gibson acoustic guitar - no charge. We also include breakfast essentials and a bottle of wine, the use of a kayak and bicycles free of charge. I might add it rained during her 2 day stay so she didn't use them. I not only picked her up from the ferry wharf (a 15 minute walk or 2 minute bus ride), I dropped her back down to go shopping and took her back when she checked out (a late one of course FOC). While she gave me 5* for everything else, the 4* for value really threw me. Another guy gave me 4* for value as he was also on his own and thought the $100 for cleaning was too much and he left it pristine. I briefly put it up from $85 as it was taking me 4 hours. He then gave me 4* for location because I included a copy of a photo of the boatshed below our property (saying it was "below our property") and he "assumed" he would have a view of the boatshed. While we are waterfront - nowhere in the listing does it say there's a view of the water from the studio. Penalised because he "assumed" rather than "read". You can see the water over the courtyard fence and through trees but I don't even mention that in the listing - it's a little bit like saying you have water views when you need to you stand on the toilet and look out the bathroom window to see it. I give all my guests 5* even though there are varying degrees of clean. Someone kindly left me a bag dirty nappies and breast pads, told me they'd bring a cot for their infant (I told her we didn't cater to infants) when they fully intended it sleep in the bed with them and used the doona as a baby floor mat. Oh the joys! 🙂

But then the wonderful guests far outweigh the negative ones - it's hard when you are so willing to go out of your way to make sure they have the best experience and they reward you with less than 5*.

I recently had a guest who gave me everything else 5* and comments were good, and then overall was 4*. I could not understand it. Was enraged, but now I realize some guests are like that. How do I block such a guest.

I always give 5 stars if they’re clean and tidy, reviews are extremely important.

Tell me about it! Guests don't know or don't care that their reviews can make or break a host. Its like we put so much effort to make our places a home away from home not raddison blu. You then come and expect to stay in raddison blu.  Some people still don't understand the concept of airbnb.

One of my guests left me 1 star for location and 1 star for value yet his comment was that I was really conveniently situated and the best place to stay in town  and he highly recommends me. He booked again after that.  I truly think he didn’t concentrate and it was a slip of the finger when he reviewed me. 

Worse I have had 20 or so seemingly happy guests who didn’t  get round to reviewing me and the time ran out. I think they get three prompts from airbnb and a couple of months to complete feedback reviews. 

 

I've really had it with these reviews and maybe AirBnB....  I have disclaimers all over my listing that I have kids and a little dog, no parking, a shared bathroom, and of course the location is obvious. And there are pictures from multiple angles of the bedroom.  BUT.... I have my nightly price very cheap..... for SF!  But I still get low stars for location, value, size of the room. I was getting bad reviews because of kitchen cleanliness, noone seems to care that I say I have 2 young kids and they shouldn't expect spotless common areas or silence, I closed off the kitchen and even put a door so noone can see if I have dishes from the night before in the sink....  I give them a fan and a noise machine but nothing seems to stop the complaints.  I say please tell me if anything is wrong.. and crickets ....until the review time comes.  The worst is when the overall stars given doesnt match the individual items.  I just receive 2 stars overall, 2 star for value and 4star x3 and 5stars x2.  The complaints were that they had to wait an hour (a complete exaggeration) for me to reset my wifi router, not enough plugs for their stuff, and my kids were loud.  I try I really do.... anyone with kids knows there is only So Much I can control!  But that's why I write in my listing, and have my price low compared to alot of places.  I dont really think it matters the price.  I've made alot of improvements, repainted, got a new carpet, but I just cant seem to make it work.  I really need the income because I'm in school full time and rent in SF is just crazy! Please help! Suggestions please!
