We also have three listings, but they are in different locations with different house amenities, so we created one for each.
The guidebook embedded in the Airbnb app is a little clunky and doesn't offer everything we need.
For instance, for our Tahoe cabin, we need extensive instructions with images on how to disable/enable our electric bear fence.

To answer your questions:
1) We also list our properties on other platforms, as well as for friends & family coming to stay at our properties, so it would be pretty hard to only have it on Airbnb for them. We also get at least 20% of return guests. So having it separate comes in handy.
2) Yes! We created an automatic check-in message in Airbnb with the guidebook link included. Two days before every guest checks in, we send the airbnb in-app message automatically to our guests.

3) It took about 10 mins for me to migrate my previous guidebooks. Bellboy also offers a free service to import your existing guidebooks. They did it for a couple of my airbnb host friends. You can send them an email at **
