New to Hosting : Bad guest review

Hi Everyone, I've only been on here for a few short weeks and love it so far. All of my guests were amazing and I really love hosting. I have a 3br home and I'm single so I rent out 2 of the rooms. 5 star reviews from every guest so far but my guests for the last 2 days is making me absolutely scarrwd to host if I get more guests like this. It's by far my worst experience as a host for this short time frame. I only have 4 reviews so far and I'm terrified of leaving a bad review for the guests but I think other hosts should know about this guest. Here is the review I plan to write. Any tips on how to write it better or just not post it altogether?

It's hard to write a review when you have a bad experience but this guest did not observe house rules at all and does not respect the home. She and her friend smoked cannabis outside every 30 minutes and the house and room just reeks of cannabis smell.  She also burned the electric kettle by putting it on the stove, trying to warm up water. There's a cord and button on it but I guess it wasn't very clear enough that it's an electric kettle. She texted me about it and apologized and offered to pay for any damages, but nothing. I had to contact Airbnb so hopefully I'll get the cost of that back. There were small bloodstains on the sheets. They also cooked some food, helped themselves to my food in the fridge, and didn't bother to do any of their own dishes. She tried to invite some friends over even when we had a strict 2 guests only since it's a shared room. I told her I would have to charge per guest as per BNB rules and that stopped her. The thing that upsets me most is that she stole my oil diffuser. Seriously it's only like $15 but why? There's no one else in the house and I went into my room to clean as she was checking out and it's gone. Also, who steals the extra toilet paper and toothpaste left in the restroom for guests? Seriously?

@Evan710 Your review is way too long and too detailed, I would shorten it (no emotions) - otherwise it could sound a little bit nitpicking, and future hosts don't read it.

 

And I suggest not to mention that the support has been involved: Due to the previous terms this has been not allowed, yet I don't know about the current terms exactly.

 

Unless you have a serious proof and a police report, I would not accuse a guest of a theft.

 

"The guest had some problems with understanding and following our house rules (smoking, visitors). Unfortunately we discovered some damages. I would not host this guest again."

 

I'm sure, others here find better sentences (I'm not an English native speaker).

 

Your star rating and "thumbs down" are more significant.

I too have heard that mentioning a dispute/resolution case in a review might get it removed. I have also heard that accusing a guest of using drugs can get a review removed. I don't know if either of these are true, but it's not worth the risk.

 

I would write something similar to what @Till-and-Jutta0 suggests but you could word it more strongly if you feel that is too mild, e.g. "The guests broke numerous house rules (smoking, visitors, helping themselves to my things) and caused damage. I would not recommend them nor host them again."

I left the damage the guest did to the house the review stands still.  Now AirBNB changes the star ratings and it pissed me off but most of AirBNB does is deny deflect and deny so there is that. I read an website of a person who went off AirBNB Ian g her own website I am getting g a friend of mine who designs websites to look into designing me one for my listing and find other ways to market the home myself. Enough is enough. And I started hosting 5-14/22.

@Evan710 short and kept to the categories you rate guests on is best.

@Evan710   The review as you've written it accuses the guest of two misdemeanors, so Airbnb could be liable for defamation if they published it. As soon as the guest complains, it'll be deleted.

 

Never make direct mentions of illegal activity, sex, bodily fluids, drugs, or intoxication in reviews. Airbnb's lawyers won't let it stand. All other hosts really need to know about these guests is that they broke several of your House Rules; everything else is needlessly specific.

@Evan710 A guest is not able to read the review you write until after they have left one themselves or when the review period is over - so a guest can’t take revenge. Just so you are aware :-). The review @Laura2592 suggests is perfect in my opinion - short, non-emotional and factual.
