Unexpected

Hello. My guest is leaving before time  and is asking for a partial refund. I think  is unfair. He got a discount for a month and he is leaving . I know he is not receiving the benefit discount for 30 days, but since he is staying only 12 night he will get a 10% disc. For 7 days , even though his contract is as for 30 days. I know for sure I will omit the seven day discount next time.

Hi Delia,

 

If this is a long term stay, you can uphold your long term cancellation policy. Politely reiterate to the guest that the rate he booked has been discounted and that you will uphold you cancellation policy should he/she proceed with the cancellation. Script for reference:

 

"I just wanted to remind you that the rate you booked for your stay has already been discounted for a longer-term reservation. If you choose to cancel the reservation early, the cancellation policy will still apply as agreed upon at the time of booking.

 

I understand that plans can change, and I want to be as fair as possible, but the discounted rate was set with the full length of stay in mind.

 

If you have any questions or need further clarification, feel free to reach out!"

 

If no issue arise during the reservation, even if they tried to contact Airbnb - they will follow the cancellation policy set. You may also check the long term cancellation policy here:

However if there's issue raise during the reservation, guest and Airbnb might leverage on that and guest can get a refund based on Airbnb policy:

My first question would be why?  Was it personal an emergency of a dissatisfactions in the rental.  I do a lot of 30 day stays and sometimes a made up reason, I deflect those call Airbnb and cancel through them, I can't cancel for a guest.  I had a 30 day rental just cancel he was flying home his mother resides in Florida,  I agreed to a refund right away, he referred another temporary employee to me whose Airbnb reservation starts tomorrow until the end of the month

Deny the refund if your booking is set to FIRM for the booked period.    AirBnB C.S. should support you 100%,...if not, please let me know.   

 

Never, and I truly mean never, allow any booking in Texas to go past 29 days.   On day 30th, regardless of the terms, AirBnB Policies, and your booking reservation;  the occupant now becomes a Tenant in the eyes and legal system of the State of Texas.   Tenant rights are,...better be careful, but for any property owner and it will cost you time and a lot lot of your money should you have to get someone out of your property.   All LTR's should be set at 29 day renewals, mandatory 2 week "maintenance and inspections" as listed in your gold medal set of House Rules.
