Ciao, my Italian is not good enough to write (and hardly enough to read) so am posting in English. I am about to start hosting in Northern Italy, but my accountant has told me I need to have a private rental contract signed in addition to airbnb for each guest. I am sure he is mistaken but need guidance and help? How do we register guests with Commune/Police? Also, I live in the US – do I need to open an Italian bank account for rental income? Or can the rental be paid to em in US and I simply declare income in Italy? If there is a person @Airbnb Italy who could help that would be wonderful. Is there a number we can call?

Hi @Barbara291 what you have been told may be true.
First of all we need to know in which region you are starting renting the house. Unfortunately Italian low are much more complicated that the american one. In Italy each region has it's own law! So in Liguria is different form Lombardia.
Anyhow the only thing is true is that you need to register each guest you are renting the house. There is a national web policy site, you need to register in order to send all the needed information of each guests. Then, depending on the region you are, there are a lot of other things to do before staring renting.

I have not been able to get an answer to my question yet. My question is simply: given I am in Bolzano province, Italy: is there any additional (outside airbnb contract) contract I need to sign other than local tourist office/bed tax to rent to someone through airbnb? I was told I may have to issue additional contracts? or VAT bills? I would be so grateful for help. Kind regards - Barbara

you have to make contracts and guests need to report to the police.
and you have to declare the income in Italy.

It is very difficult to give a correct answer without knowing some details of your location and the type of business you want to play.
definitely the best thing is to rely on the accountant, who as far as I know I gave you correct information.
however, in summary, if you want to rent an apartment (no bed & breakfast) you must go to your municipality to communicate that your business
- you have to go to the police station to have user / password to always communicate guests arriving;
- you have to make a contract with the host (documentation about Airbnb is not a valid contract for the Italian law)
- areceipt
- declare income for taxes

as I said, it is very complicated to explain the bureaucratic folds of Italian laws in English to an American, when often do not even understand Italians in Italian!!
I have ongoing discussions here in this own forum on this topic, in these moments, with Italians who think that it is not necessary to make a contract for renting an apartment.
I can not deal with this issue in English, it is too complicated
I can only say that the best thing is to rely on the accountant or an agency
is already hard as do you handle the practical aspects of the rent. (cleaning, checkin, checkout); I do not understand how can you handle the red tape, legal and regulatory
entrusted to the accountant, is the best thing, I assure you
