Advice needed on writing reviews for these particular guests!

We have had two guests recently who were overall great, but each had a drawback:

 

First guests are a bit easier-- stayed just one night and were kind, but they definitely smoked (marijuana) in the room. When we entered after check out and both windows were wide open we figured they at least tried to smoke out the window, and it was blown back into the room. Curtains, linens, mattress, even the walls smelled despite being aired out for 4-5 hours after they left. We're their first host, and we want to give them a warning without being too harsh. We were thinking "Kind and good communication, we would just emphasise they read the house rules carefully before their next stay" and give them private feedback telling them we don't allow smoking at all and to be concious of that at their next airbnb.

 

The second guest is difficult-- only stayed 3 days and was incredibly nice and considerate. Drawback: terrible foot odor. When he arrived and took off his shoes in our entry way, the smell was pungent, but this sometimes happens the first day with people who have travelled a long way to reach us. However for the rest of his stay the smell remained and he also left behind a scent on the bathroom mats after showering. When he checked out yesterday his entire room smelled even worse than his shoes, including the pillows and mattress! He has at least 3 other completely positive reviews. What should we say about him publically?!

Hi @Sab-And-Vas0 Hosts use reviews to screen guests, so you have to look at it as a message from one host to all the other hosts - and ask yourself what would you want to know before you allowed those guests to book? I'm assuming you have a No Smoking Rule? If so, the guests broke a rule & this needs to be addressed - if they do it to you, they will do it to other hosts. You can say something along the lines of: "At the time of booking, they said they agreed to house rules; however, they did not abide by the No Smoking one.”

I would mention it specifically as smoking because it may not have bothered you too much, but other hosts really, really hate it when people smoke in their spaces & they will appreciate being forewarned. It can take a lot of cleaning and fumigating to get smoke smell out, which racks up additional costs for hosts.

 

As for the second guest, that is much trickier. He has a condition which he may not be able to do anything about? It's like someone who snores like a drunken sailor - might be good from prospective hosts to know, but not something the guest can really help, you know? Personally, I wouldn't mention it, but interested to see what other hosts have to say about it. All the best with your listing! Karen

Thanks Karen! Will definitely be more detailed for the first guests then, but the second one is very tricky as you said. We honestly wouldn't host him again due to this issue (especially since we share the common areas, and have a second guest room so other guests had to endure it as well), and want to warn other hosts discreetly, although he was otherwise a great guest and probably couldn't do much about his condition....
