Very low pricing that doesn't exist

I have a neighbor and others offering a lowball prices like $9.00, $10.00 night rate per night but has a 2 night minimum. You click anywhere on the calender and it's $9.00, $10.00. But when you go and click the 2 day dates to book the $9.00, $10.00  and goes up to $144.00-$154.00 x 2 night. The $9.00, $10.00 price disappears. I've called Airbnb and talked to on the phone and went through 5 customer service reps and they can't tell me a **bleep** thing. They don't know how the host's are doing this on thier website. They don't have a clue. This is really a bait and switch used buy here pay here tactic. Can anyone help please.

But you cant have a listing for pricing with a 2 day minimum in May and June and a different minimum for July. You only have on setting for a minimum stay in Airbnb's listing pricing Not multiple 2 day min one month and 3 day min on another month. Not to mention she has multimple day minimum for the same month. Like a start date of the 1st of July it shows a 5 day minimum or if you click July 10 it will show a 2 day minimum. I have read everything online and in the Airbnb community and can't find anything. Then if you click on any day in May (weekdays or weekends) for the start date of you booking it show's 10.00 (example July 19th Fri but soon as you click on the checkout date July 21st Sun the per night price goes to 269.00 per night and the 10 disapears????? Just seems she has more pricing options then the rest of us? I only see where you can onlyset one minimum stay amounts not multiple?

Yes you can. I certainly do. Go to LISTINGS --> Availability --> Add Rules. 

I see that but how can I have minium for 3 nights being 139..00 per night and a 2 night mimimum of 208.00 attract 3 night min and 2 night min?

 

The other thing my neighbor does is advertice a 10.00 per night on every check in day on her calender but soon as you go to click the check out day for 2 days alter it goes to 144.00 per night and the 10.00 disapears. The cleaning fee is the say on every booking example I tried and I did multiple. Cleaning fee stays at 100.00 no matter how many nights.??? 

Check out the listing I'm refering to. Seems like she has so many pricing tools then I do. Either from a 3rd party website or a tricks artical. Airnbnb can't even tell me how she is doing it. I talked to 5 different people at Airbnb customer service and nothing but ask the host how she does it. I did and all I got was I'm just good???? 

@Mylene11: All of those controls are in "Listing" > "Availability" > "Trip Length". Then you can set custom minimums and maximum stays. You can set different minumums for every week if you'd like. We have it set up that if you book on a Thursday or Friday it is automatically a 3 night minimum but if you book on say a Monday its only a 2 night minimum. From January to May we have 7 night minimums, holiday weekends 4 night minimums etc.

@Mylene11 , if you have a two night minimum set on your calendar, the Airbnb system was always shows the low possible price you have set until you click the two nights. I get the same thing when selecting dates on my own listing. On my calendar, it looks like all my nights are set at $88 (which is my lowest price right now.) Only until you are made to select two nights in August does the price per night jump into the high $90s. Every Airbnb calendar that you look at where a multiple night minimum is set will you see this. You are likely noticing your neighbors because it is such a drastic price difference. As  @Ana1136  points out, this is how the pricing appears throughout all of Airbnb.

 

And yes, you can have minimum night stays scattered randomly throughout your entire calendar. You have all the same pricing controls as your neighbor does. Go to 'Availability --> Trip Length --> then add a minimum night stay requirement. Or create a rule set on your calendar.

I do see how to do the multiple minimum stay now. but her calender is 10.00 on every day of May and June when you click on start date but soon as you go to the check out date the 1000 per night disapears and goes for example to 144.00 per nigt.. 

 

for a example on your lake house posting you show 95.00 per night verse her 10.00 but you don't have the 95.00 disapear and a higher per night rate shows up unlike hers. Her 10.00 goes to 144.00 per night. It's bait and switch..

On the lake house listing it looks like the rate is $95 but when you comply with the 21 night minimum, the nightly rates jumps to $104 per night. This is because $95 is the lowest rate I offer. I can change a random date to $10 and it would show the exact same thing as your neighbor.

 

Do me a favor and go to your private bedroom 3-bed listing page as if you were booking as a guest. Click December 11th on your calendar. Oh look, your price is $89. Now, click a check out date of December 12th. Your price just skyrocketed to $139. Do you understand what we're trying to explain? This happens on EVERY calendar if you fluctuate in price. Only your minimum price shows until you select a check out date. On every listing! Now change a random date to $10. You can even select one day in July 2022 and it will still show that your nightly rate is $10 until you actually select a check out date.

She doesn't just do a random date at a low pirce. You can click on any date on her calende and it shows 10.00 but soon as you book it goes to a much higher per night and the original 10.00 disapears... I currently do what you said. I lower the minimum I'm will to do like 139.00 but when the go to book my minumum I honor the 139.00 but have a 3 day minimum and the other days are 159.00.. So my pircing is 139+159+159= 457... But on hers the 10.00 never shows up on her pricing when you select her 3 day minimum.. for her is 144+144+144= and the 10.00 per night disapears..

I don't thing you are getting what I'm saying..

@Mylene11 this is her calendar, i don't know where you see 10$ for every day, when literally every day is different. And yes, the cleaning fee stays the same. I don't think you understand what @Emilia42 is saying. She doesn't advertise for 10$, Airbnb puts the smallest price when people search without dates set. Once you search with previously set dates you will see the prices for those dates.
