Hi. Just started listing my property on a lake in New England. I am set up as a two night minimum. I’m starting to get lots of weekend requests during summer and I’m wondering I’d I’m hurting myself by not requiring 7 days minimum. There aren’t a ton of other hosts in the area. I list an entire house that is on the lake and sleeps 7. Just wondering what other folks have found around this. As first year I thought I’d wait and see but if people interested in week long can’t see an availability I won’t even get the requests. Am I losing income? Thoughts?
@Erin7082 you have two options to maximise revenues.
1) Change to a 7 night minimum over the high season(s)
2) Change to a 3 night min in high season and forcing only Friday/Monday checkins.
Option 2 may still get the odd blocked night but gives more flexibility to people and hence you may get more bookings. Conversely its a lot more cleaning! Option 2 also allows for 10 or 14 night bookings but I guess these are rare given how little vacation time folks in the States get.
Thank you! The three night is good. So. If I go into my calendar I choose each Thursday to Monday and require 3 night minimum yeah? Or is there an easier way to do that other than clicking on every weekend individual
@Erin7082 You need to switch on pro tools in your account. Then in the calendar apply a ruleset to the whole of the high season and specify min nights and check in days in said ruleset.
