how do I know the guest is not in trouble with law, or hasn't had a problem with other hosts?

Is the verification an background check? I'm now having problems with the association manager.

The short answer is you don't 🙂

However there are some things you can do to help check out your guests in advance of accepting a booking and minimise the chances of having a troublesome guest.

1. Set you listing so that guests need verification to book. The verfication is simply that a verification of who someone is ie driving license, passport, social media.

2. Don't put your listing on instant book

3. Describe in your listing the sort of guests you would like and have clear house rules ie no parties, no smoking etc

4. Ask your potential guests about the purpose of their visit - and how they intend to spend their time. This, along with your correspondence with them, will give you an idea about what sort of guests they might make

5. Search in on the community forum for 'red flags' which hosts use to identify whether you might have a problem guest

6. When a guest makes an inquiry with you you can check out their profile and their reviews

Just because a guest hasn't 'been in trouble with the law' doesn't mean they won't be a problem guest.

Sorry didn't understand your reference to the 'association manager'. If you have restrictions on whether you are allowed to let out your property you need to check the terms of your lease.

Sorry duplicate post. Doesn't seem to have a delete option on the forum.
